In execution of a Deed of Trust dated April 12, 2005, in the principal amount of $83,850.48, recorded in the Clerk's Office of the Circuit Court of Wise County, Virginia, of record as Instrument Number 200501582, Woods Rogers Vandeventer Black PLC, Substitute Trustee, will offer for sale at public auction outside the main entrance of the Wise County Circuit Court, 206 East Main Street, Wise, VA 24293, on August 4, 2026 at 12:00 noon , the property described in said Deed of Trust lying in the County of Wise, Virginia, and further described as follows:
SITUATE in Cracker’s Neck in the Richmond Magisterial District of Wise County, Virginia, to wit: BEGINNING at a point in the middle of Cracker’s Neck Road 0.45 miles from the intersection of Chandler Road and Cracker’s Neck Road; thence N. 55 deg. 00’ 00” E. 16.43 feet to an iron pin (new) on the divisional line of the property formerly owned by Joe Bolinsky (DB 693, page 393) now owned by Brenda Rasnic; thence with the divisional line of Rasnic, N. 55 deg. 00’ 00” E. 316.59 feet to a roof bolt corner for Rasnic and the property of Jones (DB 427, page 231) and the property herein conveyed; thence S. 34 deg. 07’ 30” E. 199.28 feet to an iron pin (found) in the divisional line of Jones and the property of Worley Durham (DB 844, page 385, DB 656, page 226) and the property herein conveyed; thence S. 65 deg. 13’ 30” W. 297.60 feet to an iron pin (new) on the sideline of Crackers Neck Road; thence S. 65 deg. 13’ 30” W. 7.35 feet to a point in the middle of Crackers Neck Road; thence with the middle of Crackers Neck Road the following three calls and distances: N. 37 deg. 08’ 40” W. 23.82 feet to a point; thence N. 41 deg. 10’ 30” W. 29.60 feet to a point; thence N. 45 deg. 05’ 50” W. 94.67 feet to the point of BEGINNING, Containing 1.19 acres more or less as shown on survey dated March 17, 2005.
Pursuant to Section 8.9A-604 of the Virginia Code, a 2005 Clayton Manufactured Home, Serial No. CWP015503TNAB will be sold with the real property.
TERMS: Cash - Bidder's deposit of ten percent (10%) of the sales price by cashier's or certified check may be required. Balance of purchase price shall be due and payable not later than ten (10) days after sale.
