     In execution of a Deed of Trust in the original principal amount of $51,200.00 dated March 1, 2012 recorded among the land records of the Circuit Court for Wise County on March 6, 2012 as Instrument Number: 201200714, the undersigned appointed Substitute Trustee will offer for sale at public auction, at the Main entrance of the courthouse for the Circuit Court of Wise County, 206 East Main St, Wise, VA 24293 on April 2, 2026 at 01:00 PM the property described in said deed of trust, located at the above address and briefly described as: All those certain lots or parcels of land situate, lying and being in the Town of Big Stone Gap in the Richmond Magisterial District of Wise County, Virginia, and more particularly designated as follows, to-wit:
    TRACT ONE:
    BEGINNING at a metal pipe, being the southeast corner of Lot #1 at the corner of a wall, said corner being on the southwest side of East 14th Street and the northwest side of a 10 foot alley; thence leaving said East 14th Street and with said alley S 37d 15' 00" W. 124.30 foot to a metal pipe, the southeast corner of Lot #6; thence leaving said alley and with a line of said Lot #6 N 52d 45' 00" W. 125.00 feet to an iron pin in the southeast side of Shelby Avenue; thence leaving said Lot #6 and with a line of said Shelby Avenue N 37d 15' 00" E 124.30 feet to a metal bolt at the corner of said East 14th Street, being the northeast corner of Lot #1; thence leaving said Shelby Avenue and with said East 14th Street S 52d 45' 00" E 125.00 feet to the beginning, being Lots 1 thru 5 of Block 23 of the Central Land Company Addition to the Town of Big Stone Gap.
    TRACT TWO:
    Lot Six (6) in Block Twenty-three (23), as shown upon a plat of a part of the Town of Big Stone Gap, Wise County, Virginia, known and designated as "Central Land Company's Addition to Big Stone Gap, Virginia," and which said plat is of record in the Clerk's Office of Wise County, Virginia, in Plat Book 32, Page 52, and reference to which said plat is hereby made for a more full and complete description of said lot or parcel of land.
    There is also granted to the Grantee the use of any and all easements, right of ways, roadways, water rights, pipeline rights, sewer systems including any field lines attached thereto, in existence and which lawfully may be used by Grantors, whether by express grant, prescriptive use or otherwise, and which are appurtenant to and part of the use and enjoyment of this particular tract of land.
    There is also conveyed by this instrument all buildings, improvements, fixtures, easements and appliances now or hereafter attached to or used in connection with the property herein attached.
  This conveyance is made subject to all prior recorded conditions, restrictions, reservations, easements and conveyances affecting the property hereby conveyed. Tax ID: R001714; R000541; R000901.
    TERMS OF SALE: A bidder’s deposit of $5,000.00 or 10% of the sale price, whichever is lower, will be required in the form of a certified or cashier’s check.  Cash will not be accepted as a deposit.  Settlement within fifteen (15) days of sale, otherwise Trustee may forfeit deposit.
