    IN EXECUTION of a Deed of Trust dated the 6th day of January, 2011, in principal amount of $156,000.00, recorded in the Clerk's Office of the Circuit Court for Wise County, Virginia, as Instrument Number 201100053, default having occurred thereunder, and having been requested to do so by the Beneficiary, the undersigned Substitute Trustee who was appointed under Instrument No. 202504976, will offer for sale at public auction at the Front Door of the Wise County Courthouse, 206 E. Main Street, in the Town of Wise, Virginia, [NOTICE: THIS SALE WILL NOT TAKE PLACE ON THE PREMISES OF THE PROPERTY BEING SOLD]
on the 26th day of February, 2026, at 11:30 A.M.
the following described property situate, lying and being in the Town of Pound, Roberson Magisterial District of Wise County, Virginia, and more particularly bounded and described as follows, to-wit:
     
      TRACT No. 1
    All of Lots Nos. One (1), Two (2), Three (3) and Four (4) as shown on the blue print entitled “Map of Lots Pound made by E.M. Jones, May 23, 1945”, from a survey made by said Jones setting forth and establishing the true and correct boundaries. Also Lot No. “A” on above said blue print of said Jones, see Wise County Deed Book No. 269 Page 456 showing the corrected H.C. Robinson subdivision of June 1st, 1935.
     
    TRACT No. 2
    And also that parcel of land conveyed 9/7/1944, by the Commonwealth of Virginia to Hazel C. Jackson, conveying a 35 b 150 foot parcel with said conveyance releases all the state highway owns of the theater building lots, from a point 25 feet distant from the center line of U.S. Highway No. 23 (old highway 83) see Wise County Deed Book 252, Page 361.
     TRACT No. 3
     Being a boundary survey of a 0.638 acre parcel being part of the Pound Hardware and Furniture Company, Incorporated Parcel (Deed Book 335, Page 357) situated in the Town of Pound in the Roberson Magisterial District of Wise County Virginia dn further described with astronomical bearings as follows:
   Beginning at a railroad spike set in the Old Pound Gap Road; thence five lines with the boundary line of the Pound Hardware and Furniture Company Incorporated Parcel (Deed Book 335, Page 357) using astronomical bearings S 60 37 32 E 91 34' to a railroad spike set in the Old Pound Gap Road; thence N 29 11 28' E 61.55' to a corner of the Pound Hardware building; thence three lines creating a division line through the Pound Hardware and Furniture Company, Incorporated Parcel (Deed Book 335, Page 357) S 34 54’ 14" W 17.42' to a corner of the Pound Hardware building; thence S 23 56' 22” W 22.29' to a corner of the Pound Hardware building; thence S 24 53' 29" W 49.20' to a point in the Pound River in the boundary line of the Pound Hardware and Furniture Company, Incorporated Parcel (Deed Book 335, Page 357), thence two lines with the boundary line of the Pound Hardware and Furniture Company, Incorporated Parcel (Deed Book 335, Page 357) N 62 30' 32" W 273.09' up the Pound River to an iron pin (set); thence leaving the Pound River N 30 2' 23" E 75.02' to the Beginning containing 0.638 acres as shown on a “Plat Prepared For: Rocky Cantrell & Anita Cantrell” by Roy K. Balthis, LS, on 7 May, 2003, said Plat incorporated herein by reference.
    TRACT No. 4
    Being a part of Lot “A” and all of Lot “O” and a part of Lot 1 of said Riverview Addition and bounded and described as follows: 
   BEGINNING at the Northeast corner of the S.P. and Maude F. Buchanan lot which is a stake in the center of the Old Pound Gap Road: thence N 63 10 W 58 feet to a stake, the Southeast corner of the church lot of C.G. Roberson (passing the corner of Lot “A” at 12 feet and the corner of Lot “O” at 15 feet); thence S 31 W 90 feet to a stake in the center of Pound River, thence down said river S 63 10 E 57 feet to a stake in the center of said river; N 31 E 90 to the BEGINNING.
    TRACT No. 5:
     All that certain lot or parcel of land situate in said Riverview Addition and described as Lot No. 1-1/2 and bounded and described as follows:
   BEGINNING at a stake 15 feet from the center of Old Pound Gap Road N 85 30 E 9 1/2 feet from the Northeast corner of a concrete wall; thence S 63 10 E 48.5 feet to a stake; S 27 10 W 90 feet to a stake in Pound River, thence up said river N 63 10 W 48.5 feet to a stake in said river; N 27 10 E 90 feet to the BEGINNING.
    BEING part of those properties conveyed unto Grantors by Deeds recorded as Instruments Numbers 200402531 and 200302567 in Wise County.
     There is also granted to the Grantee the use of any and all easements, right of ways, roadways, water rights, pipeline rights, sewer systems including any field lines attached thereto, in existence and which lawfully may be used by Grantors, whether by express grant, prescriptive use or otherwise and which are appurtenant to and part of the use and enjoyment of this particular tract of land.
    There is also conveyed by this instrument all buildings, improvements, fixtures, easements and appliances now or hereafter attached to or used in connection with the property herein attached.

     TERMS OF SALE: Cash. A deposit of 10% of the sale price in cash or certified check may be required at the time and place of sale with the balance of the sale price to be paid at settlement, to be held within THIRTY (30) days from the date of the sale; should purchaser fail to complete purchase within 30 days, the deposit is forfeited and the sale subject to termination or a charge of daily per diem interest thereon until closing date at option of Lienholder. The property and any improvements thereon shall be sold in "AS IS, WHERE IS" condition without any warranties. Title shall be transferred by Special Warranty Deed, and Buyer shall be responsible for all costs of conveyance including but not limited to deed preparation and all fees to transfer title. Sale is subject to such additional terms as Trustee may announce at the sale.
    This is an attempt to collect a debt and any information obtained will be used for that purpose.
