In execution of a Deed of Trust in the original principal amount of $137,464.00 dated March 15, 2023 recorded among the land records of the Circuit Court for Wise County on March 16, 2023 as Instrument Number: 202301117, the undersigned appointed Substitute Trustee will offer for sale at public auction, at the Main entrance of the courthouse for the Circuit Court of Wise County, 206 East Main St, Wise, VA 24293 on March 12, 2026 at 02:30 PM the property described in said deed of trust, located at the above address and briefly described as: ALL that certain lot or parcel of land situate in the Town of Appalachia, Wise County, Virginia, more particularly described as follows to-wit:
BEGINNING at a point near the center of the back side of a double coal house on the south side of a street 25 feet in width, now designated as Church Street, which lies between Lewis Street and Railroad Avenue (originally Blondell Avenue shown on Block 14 of Keystone Coal and Iron Company, Plat One of Appalachia, Virginia). The North side of said Church Street was formerly the north side of a ten-foot wide alley. Said point is more definitely referenced S 36°17'E 307.7 feet from a railroad spike In a large rock at the intersection of the south side of Church Street and the east side of Boggs Avenue; thence with the south side of said Church Street S 36°17'E 180.8 feet to the intersection of the south side of Church Street and the west side of Coots Avenue; thence leaving Church Street and with Coots Avenue S 53'43'W 15.17 feet to the intersection of the west side of Coots Avenue and the north side of Blondell or Railroad Avenue; thence leaving Coots Avenue and with the north side of Blondell or Railroad Avenue N 57°17'W 174.0 feet to a point intersection of the north line of Blondell, or Railroad Avenue and the center line of concrete steps; thence leaving the north line of Blondell or Railroad Avenue N 32°12'E 79.0 feet to the BEGINNING, containing 0.184 acres, more or less. Tax ID: R018722.
TERMS OF SALE: A bidder’s deposit of $10,000.00 or 10% of the sale price, whichever is lower, will be required in the form of a certified or cashier’s check. Cash will not be accepted as a deposit. Settlement within fifteen (15) days of sale, otherwise Trustee may forfeit deposit. Additional terms to be announced at sale.
