Wise, VA 24293
    WHEREAS, by Deed of Trust dated November 15, 2019, and recorded in the Clerk’s Office of the Circuit Court of Wise County, Virginia, by Instrument No. 201905215, Samantha Cantrell and Andrew Mullins, wife and husband, conveyed to Dianna Hill and Michael Page, Trustees, the hereinafter described real estate to secure the payment of a note in the original principal amount of $77,500.00; and
    WHEREAS, the undersigned was appointed and substituted as Substitute Trustee under this Deed of Trust by a substitution dated October 16, 2025, and recorded in Clerk’s Office of the Circuit Court of Wise County, Virginia, by Instrument No. 202504530; and
   WHEREAS, default has been made in the payment of said indebtedness and other provisions of the Deed of Trust have been violated, and Eastman Credit Union, the holder of said indebtedness has declared the entire amount due and payable as provided in said Deed of Trust, and the Substitute Trustee has been directed to foreclose the Deed of Trust in accordance with the terms thereof; and 
    WHEREAS, the public is hereby notified that the undersigned Substitute Trustee will sell the hereinafter described real estate at public auction, to the highest and best bidder, for ten percent down with the remainder due at closing within 20 days of sale, at the main entrance of the Wise County Courthouse, 206 East Main Street, Wise, Virginia, at 10:00 a.m. on January 9, 2026.
     The following lot or parcel of land with all improvements and appurtenances situate in Wise County, Virginia, and described as follows:
      All that certain tract, piece or parcel of land situate in Wise County, Virginia, being Lot Number 23 and further described as follows, to wit:
     Beginning on a point in the southern edge of Gateway Drive and the northern edge of a 30-foot right-of-way; thence said Gateway Drive and with said 30-foot right-of-way S 67 34 14 W 38.46 feet to a point; thence S 56 03 25 W 73.32 feet to a point; thence S 63 22 48 W 74.85 feet to a point; thence S 85 30 51 W 24.32 feet to a point; thence N 76 04 55 W 27.50 feet to a point; thence N 53 34 19 W 22.70 feet to a point; thence N 43 11 56 W 44.42 feet to a point; thence N 35 47 50 W 51.65 feet to a point, corner to Lot 22; thence leaving said 30-foot right-of-way and with said Lot 22 N 84 25 30 W 139.65 feet to a point in a cul-de-sac; thence leaving said Lot 22 and with said cul-de-sac along a curve to the left a distance of 120.09 feet to a point in the southerly edge of said Gateway Drive, said curve having a radius of 50.00 feet, a delta of 137 36 52, a tangent of 128.96 feet and a chord of S 78 49 53 E 93.24 feet; thence with said Gateway Drive N 88 56 03 E 62.66 feet to the beginning, containing 0.352 acre.
