    In execution of a Deed of Trust dated August 6, 2019, in the principal amount of $109,146.40, recorded in the Clerk's Office of the Circuit Court of Wise County, Virginia, as Instrument Number 201903754, Woods Rogers Vandeventer Black PLC, Substitute Trustee, will offer for sale at public auction outside the main entrance of the Wise County Circuit Court, 206 East Main Street, Wise, VA  24293, on November 6, 2025 at 12:00 noon, the property described in said Deed of Trust lying in Wise County, Virginia, and more particularly described as follows:

    Situate, lying and being in the Lipps Magisterial District of Wise County, Virginia, and being more particularly described as follows:  BEING all of Tract #1, containing 1.362 acres, more or less, as shown on a plat entitled “PLAT PREPARED FOR KIMBERLY C. SHANK”, dated March 16, 2012, Joseph Barger, Land Surveyor of record as an Attachment to Deed recorded as instrument no. 201201351, in the Office of the Circuit Court Clerk for Wise County, Virginia.  THERE is also granted and conveyed a non-exclusive, perpetual 16 foot right of way and easement along Star Branch Road, as shown on the above-referenced survey or plat.

    Pursuant to Section 8.9A-604 of the Virginia Code, a 2019 TRU Manufactured Home, Serial No. CLH042966TNAB will be sold with the real property.

    TERMS:  Cash - Bidder's deposit of ten percent (10%) of the sales price by cashier's or certified check may be required. Balance of purchase price shall be due and payable not later than ten (10) days after sale.
