In execution of that certain Credit Line Deed of Trust dated July 13, 2009 and recorded in the Circuit Court Clerk's Office of Wise County, Virginia in as Instrument Number 200902204, and by virtue of the authority vested in the undersigned Substitute Trustee, any one of whom may act, by said Deed of Trust, the Assignment of Mortgage from New People's Bank, Inc. to Meadow River Investments, L.L.C. recorded in the Circuit Court Clerk's Office of Wise County, Virginia as Instrument Number 201803733, and the Deed of Appointment of Substitute Trustee recorded in the Circuit Court Clerk's Office of Wise County, Virginia as Instrument Number 201904903, default having been made in the terms of the Note secured by the Deed of Trust, and having been requested to do so by the Holder of the Note, the undersigned Substitute Trustee will offer for sale at public auction the following property as described in said Deed of Trust:

All that certain tract, piece or parcel of land, situate, lying and being in the Hurricane Section, Gladeville Magisterial District, Wise County, Virginia, and more particularly bounded and described as follows, to-wit:

Beginning at an iron pin in the eastern right of way of State Route 644, said pin bears N75º43'E, 38.77' from a roof bolt and is a common corner to Mary & Claude Collins; thence with said eastern right of way of State Route 644 three calls, N18º55'30”W, 78.83' to a point; thence N26º54'W, 51.41' to a point; thence N41º07'30”W 70.06' to an iron pin; thence leaving said eastern right of way of State Route 644 N17º25'30”W 12.69' to an iron pin in the line of Paul Hopkins; thence with said Paul Hopkins and passing thru the line of Hilton N87º19'E, 386.03' to an iron pipe; thence S21º36'20”E, 127.28' to an iron pipe; a common corner to the aforesaid Mary & Claude Collins; thence with said Collins S75º43'W, 344.42' to the Beginning, containing 1.305 acres, more or less.

DATE OF SALE: Friday, January 17, 2020

TIME OF SALE: 10:00 A. M.

TERMS OF SALE: CASH. A deposit of 10% in cash or by check will be required of the successful bidder at the time of the sale and settlement in full shall be made within fifteen (15) days from date of sale at the office of said Substitute Trustee. The Substitute Trustee may change the terms of sale on the Date of Sale. The successful bidder will also be required to sign a Memorandum of a Foreclosure Sale.
